SOUND FAMILIAR?

Your old boiler is burning money and failing

NYC buildings depend on boilers for heat and hot water. When yours is 20+ years old, running at 65% efficiency, and breaking down every winter — you are paying twice: once for wasted gas, again for emergency repairs.

No heat in deep winter

Your boiler died on the coldest night, tenants are calling, pipes could freeze, and your old emergency guy has retired.

Gas bills are insane

Your 25-year-old boiler runs at 65% while a modern condensing unit hits 95%+ — that's 30-40% less gas for the same heat.

Uneven heat everywhere

Some radiators scald while others stay cold and the boiler short-cycles, because the system was never balanced or the controls are old.

Strange noises and leaks

Banging pipes, hissing radiators, and puddles under the boiler aren't normal — they warn a major breakdown is coming.

FAQ

Questions We Hear Every Day

Practical answers about boiler installation and repair.

Is a hot water heater HVAC or plumbing under NYC rules? It's plumbing. Domestic hot water heaters connect to the water supply system and fall under the licensed master plumber's scope and DOB plumbing permit requirements — not HVAC mechanical permits. Hydronic boilers that produce hot water for space heating are a different piece of equipment and are covered under the boiler permit category, but the domestic water heater feeding sinks and showers is a plumbing appliance.

What is hydronics in HVAC? It refers to systems that use water — or water-glycol mixtures — as the heat-transfer medium rather than air. A hydronic boiler heats water to 140–180°F, which circulates through pipes to baseboard radiators, fan coils, radiant floor tubing, or convectors throughout the building. This approach delivers even, comfortable heat and allows precise zone control via zone valves and thermostats, making hydronic boiler systems especially common in NYC pre-war multifamily and commercial buildings.

What is a boiler in HVAC? It's a closed pressure vessel that heats water or generates steam for space heating — it does not heat air directly. A furnace, by contrast, burns fuel to heat air that's then distributed through ductwork. NYC's older building stock is heavily boiler-based: steam boilers in pre-war buildings deliver heat through radiators, while modern hot-water boilers feed hydronic systems. Boilers fall under NYC DOB boiler inspection requirements and must carry a current Certificate of Operation.

A boiler installation in a NYC multifamily building typically takes 3–7 days for the physical work — removing the old boiler, setting the new unit, connecting gas, water, flue, and controls. Permit lead time is often the longer variable: a boiler permit application filed with the NYC DOB and Boiler Division can take 2–6 weeks for approval depending on submission backlog. The boiler must pass a city inspection before being placed in service, and an annual Certificate of Operation is required thereafter.

A steam boiler heats water past 212°F to generate steam that rises through one- or two-pipe distribution systems to radiators — no pump required, gravity and pressure do the work. A hot-water boiler circulates water below boiling point via circulators through baseboard or radiant systems. Steam boilers dominate NYC's pre-war housing stock built before the 1940s; hot-water hydronic boilers are standard in post-war and modern construction. Steam systems require careful venting and trap maintenance that hot-water systems do not.
