Do all HVAC systems have fresh air intake? No. Many residential split systems in NYC recirculate indoor air without any dedicated fresh air path. Packaged rooftop units and central air handlers in commercial buildings typically include a mixed-air damper for controlled outdoor air, required by NYC Mechanical Code for occupied spaces. Older walk-up apartments often rely entirely on operable windows for ventilation, which is why indoor air quality problems develop faster when windows stay shut.

What is IAQ in HVAC? IAQ stands for indoor air quality — the measurement and management of airborne contaminants like particulate matter, CO2, volatile organic compounds, humidity, and biological pollutants within a building's air distribution system. In NYC, dense occupancy, limited ventilation in older housing stock, nearby construction dust, and subway exhaust all elevate IAQ risk. Poor IAQ is linked to respiratory symptoms, fatigue, and reduced cognitive performance in building occupants.

How to check for mold in HVAC system? Start at the air handler: remove the access panel and inspect the evaporator coil and drain pan for black or greenish patches with a flashlight. A musty odor that intensifies when the system runs is a reliable early indicator. Duct cameras can inspect supply and return trunk lines without demolition. ERMI or air sampling tests can confirm mold species and spore counts if visible inspection is inconclusive.

What causes mold in HVAC system? Persistent moisture is the root cause — specifically, standing water in the condensate drain pan, a cracked drain line, or humidity above 60% inside supply ductwork. NYC's humid summers mean cooling coils are constantly wet; if the fan runs after the compressor shuts off, that moisture dries. If it doesn't, mold colonizes the coil and pan within days.
