One thermostat for the whole building never works
The conference room is packed and overheating. The corner office is freezing. The server closet needs 24/7 cooling while reception needs gentle warmth. A single-zone system forces everyone into the same compromise.
Thermostat wars
One's cold, one's hot, someone tweaks it hourly — a single thermostat can't please a whole building.
Cooling all for one room
Your server room needs AC at 3 AM when nobody's in — running the whole system for it burns money.
Sunny side vs shady side
South rooms bake while north offices need heat — one system treats every room the same and gets it wrong.
Tenants need their own zones
The law firm works late, the dental office closes at 5 — one system can't serve three schedules at once.
ZONING SOLUTIONS
The Right Technology for Your Building
There is no one-size-fits-all zone system. We match the right technology to your building type, budget, and number of zones — from simple 2-zone residential to 64-zone commercial VRF.
VRF / VRV Multi-Zone Systems
The Ultimate in Zone Control
One outdoor unit powers up to 64 independently controlled indoor units. Heat recovery models can heat and cool different zones simultaneously. The gold standard for commercial buildings, mixed-use properties, and luxury residences.
Multi-Split Zone Systems
Perfect for Homes & Small Offices
One compact outdoor unit connects to 2-8 indoor units — each with its own thermostat. No ductwork needed. Ideal for brownstones, apartments, and small commercial spaces where VRF is overkill.
Ducted Zone Damper Systems
Add Zones to Your Existing System
Already have ductwork? We add motorized dampers and zone thermostats to divide your existing system into independent zones — without replacing any equipment. The most cost-effective way to add zone control.

HOW IT WORKS
From One Temperature to Total Control
Every multi-zone project starts with understanding how your building is actually used — then designing a system that matches.
Zone Mapping Consultation
We walk your space with you, understand how each area is used, identify problem zones, and determine the ideal number of independent climate zones for your building.
Technology Selection & Design
Based on your building type, zone count, and budget, we recommend the right technology — VRF, multi-split, or ducted zoning. You get a detailed system design and transparent quote.
Professional Installation
Our certified crew installs the complete zone system — indoor units, controls, wiring, piping, and dampers. We work around your schedule and keep your space operational throughout.

FAQ
Questions We Hear Every Day
Everything you need to know about multi-zone climate control.
What is a damper HVAC? A damper is an adjustable blade or plate mounted inside a duct that regulates how much conditioned air flows to a specific zone or room. In a multi-zone system, motorized dampers receive signals from individual thermostats and open or close to direct airflow where it's needed. Manual dampers serve a simpler role — set once by a technician at commissioning to balance air distribution — and don't respond dynamically to temperature calls.
How to adjust HVAC dampers for room-to-room balance: locate the round or rectangular handle on the duct just downstream of each branch takeoff — parallel to the duct means fully open, perpendicular means closed. Start with all dampers open, then gradually restrict airflow to rooms that are already too cold or too warm in summer, redirecting supply pressure toward underserved areas. Make small adjustments and allow 30 minutes for temperatures to stabilize before evaluating and adjusting further.
Where are HVAC dampers located? Manual volume dampers are typically installed in branch ducts 12–18 inches downstream of the main trunk takeoff, often accessible through an unfinished basement ceiling, a mechanical room, or a closet chase. In NYC brownstones with finished basements, dampers are sometimes buried above drywall, requiring an access panel to reach them. Motorized zone dampers in a multi-zone setup are usually located at the main trunk just before each zone split.
How much does a 2 zone HVAC system cost in New York City? Adding zone control to an existing single-system setup — installing a zone control board, two motorized dampers, and a bypass damper — typically runs $1,500–$3,500 in parts and labor. If the project requires a new multi-zone air handler or separate mini-split systems for each zone, total installed cost usually falls between $8,000 and $18,000 depending on equipment capacity, floor count, and DOB permit requirements.
What do HVAC dampers look like? A round duct damper is a circular metal disc on a rod passing through the duct wall; the protruding handle shows position at a glance. Rectangular dampers are parallel metal blades inside the duct, resembling narrow Venetian blinds. Motorized dampers add a hockey-puck-sized actuator bolted to the duct exterior. Fire dampers look similar but include a fusible link that holds them open until a fire event.
